Salinas Home Sales Slow: 52 Days Listed, 4.8% Price Cuts
Listings in the city now average 52 days on the market through June, with sellers offering average concessions of 4.8 percent off asking prices.
How we reported this

Homes in Salinas took an average of 52 days to sell in the second quarter of 2026, up from 38 days in the same period last year, according to data compiled by the Monterey County Association of Realtors.
The shift comes as local inventory has grown steadily since spring, giving buyers more choices in a city where agricultural employment and nearby military installations have long supported steady demand for single-family homes. Extended marketing periods now appear in multiple price segments rather than isolated pockets.
Neighborhood Patterns
Properties along North Main Street in Old Town Salinas and near the Salinas Valley Fairgrounds in the East Alisal area have recorded the clearest increases in marketing time. Several three-bedroom homes listed between $580,000 and $650,000 in those zones closed after 60 or more days, with final sale prices reflecting vendor discounts of $25,000 to $35,000 from original asking figures.
The city’s first-time homebuyer assistance program, administered through the Salinas Housing Authority, continues to draw applicants even as longer days on market create opportunities for negotiation. Buyers using the program have secured homes on Boronda Road that closed 5.1 percent below list price in late June.
Median sale price across Salinas stood at $625,000 for the quarter, essentially flat from the prior year but supported by a higher share of transactions that included seller-paid closing costs or rate buydowns. The Monterey County Association of Realtors reported 312 single-family closings in the city between April and June, compared with 289 in the same months of 2025.
Next Steps for Buyers and Sellers
Sellers planning to list in the coming weeks should review recent comparable sales on streets such as Alisal Street and Williams Road before setting prices, as agents report buyers now routinely requesting inspections and price adjustments after 30 days. Those already on the market may benefit from modest price reductions or concessions rather than waiting for additional foot traffic.
Prospective purchasers can use the extra inventory to compare multiple options in the same neighborhood and request pre-inspection reports before offers. Local lenders note that rate-lock extensions through August remain available for contracts signed by the end of July.
